Buyer Consultation Forms

Introduction and detailed explanation of Buyer Consultation Forms, including: 
  • Information about Brokerage Services
  • General Information and Notice to Buyers and Sellers
  • Wire Fraud Warning
  • Buyer Representation Agreement, including the most recent mandated changes in who will be paying the compensation in the transaction.

Due Diligence

This is done for properties you find online and the properties I find for you.
  • I will review any listing documents for red flags, share those documents with you, and highlight any red flags so you are clear on the property's condition before making an offer.  
  • Review any offer activity, list price reductions, or DOM with the listing agent. After the initial review, determine if the list price is appropriate.
  • Arrange a viewing of the property. If there are multiple property viewing in a day, arrange the most efficient viewing schedule for your benefit. 
  • Follow up by procuring and sharing all listing documents on properties you’ve identified as of further interest.

Writing & Submitting the offer

Create a Comparative Market Analysis on each property you are considering to help determine a competitive offer price in light of a lender’s appraisal value for your loan.  

I will work with you to explain every paragraph in the contract prior to your signing and identify all THIRTY TWO outs. You, the Buyer, must cancel the contract and get the Earnest Money returned. 

  • Maintain communication with the Listing Agent to determine how to win the property! 

Meet Ian and Julie–They decided to move to the US and purchase a home in Austin during the Pandemic. They couldn’t visit or view homes, so the entire viewing process, which took some six months, was all through Facetime. They purchased their home in Westlake without ever having seen it in person. Closing

  • Start the Escrow process with the title company and provide you with instructions on how to pay the Earnest and Option monies for correct and timely acceptance.  
  • Help you manage the general inspection process in a timely manner and any subsequent trades that may be needed.  
  • Negotiate with the Listing Agent on your behalf for all repairs to be completed or financial compensation at the time of close.  
  • Arrange for the final walk-through, book the closing appointment, and review the final loan and title company closing documents to ensure all negotiated monies are accounted for.
I ALWAYS attend the closing with you! We review the closing documents together to your satisfaction. I can also help with the tedious moving details.  
  • Reserve a moving company and set a moving date.
  • Set up your utilities to be activated or transferred.
  • Confirm that all contingencies are resolved.
  • Schedule the final property walk-through.
  • Stay in close contact with your agent, lender, and title company.
